Terms & Policies
Effective October 14, 2026.
Terms of Service
These Terms of Service are a binding agreement between you and Rachel Veary ("Rachel," "we," "us" or "our") covering your use of rachelveary.homes and every page under it (the "Site"). By using the Site you agree to these terms and to the other policies on this page. If you do not agree please stop using the Site.
1. Information Only
Guides, market reports, blog answers, listing pages, videos and the savings calculator give general information about real estate in Washington. They are not legal, tax, lending, insurance, inspection or financial advice. They are not an appraisal, a broker price opinion or a comparative market analysis of your home. Laws, interest rates and market conditions change and a page can fall behind them. Talk with a qualified attorney, accountant, lender or inspector about your own situation before you act.
2. No Agency Relationship From Using the Site
Browsing the Site, watching a video, using the calculator or sending the contact form does not make Rachel your agent. It does not create a client relationship or any duty owed to you. Representation starts only under a signed agreement, as explained in Agent Disclosures.
Information you send before that agreement is not treated as confidential client information. Please hold back details you would not want shared with someone who may represent the other side of a transaction.
3. Listings and Market Data
Listing details, prices, square footage and availability come from listing brokers, public records and the Northwest Multiple Listing Service where credited. That information is deemed reliable but is not guaranteed. Homes can sell, change price or come off the market before the Site is updated. Verify every detail that matters to you with your own inspection, survey or the listing broker.
Market report figures come from the sources named on each report, such as the Northwest Multiple Listing Service, county assessors, the U.S. Census American Community Survey, the Washington State Office of Financial Management and the Washington Center for Real Estate Research. Figures are rounded and can be revised by their sources after publication.
4. Savings Calculator and Commissions
The savings calculator compares a 1% listing fee with a 3% listing fee on the price you enter. It shows agent listing fees only. It leaves out the buyer's brokerage fee, real estate excise tax, escrow, title and other closing costs. Commission terms are covered under Agent Disclosures.
5. Acceptable Use
You agree not to do any of the following.
- Copy, scrape or harvest listings, reviews, photos or other content with bots, scripts or other automated tools
- Republish listing photos or descriptions without permission from their owners
- Send spam, malware or false information through the contact form
- Try to get around the Site's security features or its captcha
- Frame the Site or present its content as your own
- Use the Site to harass anyone or to discriminate in violation of fair housing law
- Use the Site in any way that breaks a federal, state or local law
6. Intellectual Property
The text, design, logos, videos and original photos on the Site belong to Rachel Veary or are used under license. Listing photos belong to their photographers or listing brokers. Some images are licensed from stock photo services. The 1 Percent Lists name and logo belong to their owner and appear with permission.
You may view and print pages for your own personal use. Any other copying, distribution or commercial use needs written permission from Rachel. To report content you believe infringes your copyright, contact Rachel using the contact details below with the page address and a description of your work.
7. Reviews and Testimonials
Client reviews on the Site come from public Google reviews written by Rachel's clients. Each one shows the reviewer's first name, last initial and Google review count. The home page shows a selection of reviews that mention Rachel by name and long reviews there can be shortened with a button to read the full text. The full list is on the reviews page. A review describes one client's experience and does not promise the same result for anyone else.
8. Third Party Sites and Embeds
The Site links to and embeds content from other services, including YouTube, Google, Facebook, Instagram, TikTok, LinkedIn and the 1 Percent Lists Tacoma website. Those services run under their own terms and privacy policies. Rachel does not control them and is not responsible for their content or practices.
9. Disclaimer of Warranties
The Site is provided "as is" and "as available." To the fullest extent the law allows, Rachel disclaims all warranties, express or implied, including warranties of accuracy, merchantability, fitness for a particular purpose and noninfringement. Rachel does not promise the Site will be error free, uninterrupted or free of viruses.
10. Limitation of Liability
To the fullest extent the law allows, Rachel is not liable for indirect, incidental, special, consequential or punitive damages or for lost profits or data arising from your use of the Site or your reliance on its content.
Nothing here limits liability that cannot be limited under Washington law. Nothing here changes the duties Rachel owes a client under a signed agreement or under chapter 18.86 RCW.
11. Electronic Communications
When you send the contact form or email Rachel you agree to receive replies by email, phone or text at the contact details you gave. Notices and agreements sent electronically count as being in writing.
Texts are sent only about the question you asked or the services you hired Rachel for. Rachel will not send marketing texts without your written consent and will not add you to a marketing email list without your permission. Every marketing email includes a way to unsubscribe and you can reply STOP to any text to end texts. Message and data rates from your carrier may apply.
12. Changes to the Site and These Terms
Rachel can change or remove any part of the Site at any time. These terms can change too. The effective date at the top shows the current version. Using the Site after a change means you accept the updated terms.
13. Governing Law and Disputes
Washington State law governs these terms without regard to conflict of law rules. Any dispute about the Site will be heard in the state or federal courts located in Pierce County, Washington. You agree to the jurisdiction of those courts.
Before filing a claim please contact Rachel first. Both sides agree to try to resolve the issue informally for 30 days.
14. General Terms
These terms and the policies on this page are the full agreement about your use of the Site. If a court finds part of them unenforceable the rest stays in effect. Not enforcing a term is not a waiver of it. You may not transfer your rights under these terms.
Privacy Policy
This Privacy Policy explains what personal information Rachel Veary collects through the Site, how it is used and shared, how long it is kept and the choices you have. It covers the Site only. Information you give Rachel as a client is also handled under your written agreement and Washington real estate licensing law.
Information You Give
The contact form asks for these details.
- First and last name (required)
- Email address (required)
- Phone number (optional)
- What you are interested in, such as selling, buying or a home valuation (optional)
- A message (optional)
You may also share information when you email, call, text or message Rachel on social media. Please do not send Social Security numbers, bank account numbers or other sensitive financial details through the form or by email.
Information Collected Automatically
When you visit the Site the network that hosts it processes your IP address, browser type, device type, operating system, referring page and the pages you request. This is needed to deliver pages, keep the Site secure and block attacks.
Visit statistics come from Cloudflare Web Analytics. It counts page views, referring sites, browser types and countries without cookies and without building a profile of you.
Information the Site Does Not Collect
The Site has no user accounts, takes no payments and runs no advertising or tracking pixels.
How Information Is Used
- To reply to your question and follow up on the real estate help you asked for
- To prepare for and provide real estate services if you become a client
- To keep the Site working, secure and free of spam
- To understand in total numbers which pages visitors find useful
- To meet legal, licensing and record keeping duties
How Information Is Shared
Rachel does not sell your personal information and does not share it for targeted advertising. It is shared only in these cases.
- With service providers that host the Site, deliver form messages, filter spam and provide email. They may use it only to provide their service.
- With 1 Percent Lists Tacoma, the brokerage Rachel works under, when it is needed to provide services or keep required records.
- With lenders, escrow, title companies, inspectors or other agents in a transaction when you ask Rachel to or your agreement calls for it.
- When the law, a court order or a licensing authority requires it or to protect the rights and safety of Rachel, clients or others.
How Long Information Is Kept
Contact form messages and emails are kept as long as needed to answer you and stay in touch about your real estate goals. Records tied to a real estate transaction are kept as long as Washington licensing law and the brokerage's record rules require. Information that is no longer needed is deleted.
How Information Is Protected
The Site runs only over encrypted HTTPS connections with strict security headers.
Your Choices and Rights
Wherever you live you can ask Rachel to do any of the following.
- Tell you what personal information she holds about you
- Give you a copy of it
- Correct anything that is wrong
- Delete it, except records the law requires her to keep
- Stop marketing emails or texts at any time
Send requests using the contact details below. Rachel will confirm your identity using contact details already on file before acting on a request.
Changes to This Policy
When this policy changes the effective date at the top changes with it. Significant changes are noted on this page.
Cookie Policy
Cookies are small files a website stores in your browser. Local storage and tracking pixels do similar jobs. This policy explains which of them can appear on the Site.
Cookies Set by the Site
None. rachelveary.homes does not set its own cookies and does not use local storage to follow you.
Cookies From Other Services
Some services on the Site can set their own cookies.
- Hosting and security. Cloudflare can set a short lived security cookie to tell people from bots and block attacks. It is strictly necessary and holds no profile of you.
- Captcha. The contact page loads a captcha service that can store data in your browser to confirm you are not an automated script. It loads on the contact page only.
- YouTube. Videos load only after you press play. Once a video plays YouTube and Google can set cookies under Google's privacy policy.
- Social media links. Facebook, Instagram, TikTok and LinkedIn set nothing on the Site. They can set cookies after you follow a link to their own sites.
Managing Cookies
Every major browser lets you see, block and delete cookies in its settings. Blocking cookies does not affect reading the Site. The contact form captcha and videos may not work with every cookie blocked. If that happens you can email or call Rachel instead.
Accessibility
Rachel Veary is committed to making the Site usable by everyone, including people who use screen readers, keyboard navigation, magnification or voice control.
Standard
The Site is built to conform to the Web Content Accessibility Guidelines (WCAG) 2.1 at Level AA. It is the most widely used benchmark for web accessibility under the Americans with Disabilities Act.
What Is in Place
- Text and backgrounds checked against WCAG contrast ratios
- Alternative text on meaningful images and empty alternative text on decorative ones
- One main heading per page with headings in order
- A page language set for screen readers
- Menus, links and form fields that work with a keyboard
- Visible labels on contact form fields
- Pages that zoom to 200% and fit a phone screen without sideways scrolling
- Tap targets at least 44 pixels on small screens
Known Limitations
- YouTube videos use YouTube's own player and captions. Rachel does not control either one.
- The captcha on the contact form comes from an outside service. If it blocks you, email or call instead.
- Charts on market reports can be hard to follow with a screen reader. Rachel can send the figures as text.
Feedback and Help
If any part of the Site is hard to use, contact Rachel using the contact details below with the page address and what happened. Rachel will get you the information another way.
Assessment
The Site was reviewed against WCAG 2.1 Level AA with automated testing and manual checks in October 2026.
Fair Housing
Rachel Veary and 1 Percent Lists Tacoma are committed to equal housing opportunity. Rachel follows the federal Fair Housing Act, the Washington Law Against Discrimination (chapter 49.60 RCW) and local fair housing ordinances in every listing, showing, offer and conversation.
Protected Classes Under Federal Law
The Fair Housing Act prohibits discrimination in the sale, rental or financing of housing because of race, color, religion, sex, national origin, familial status or disability.
Additional Protections in Washington
RCW 49.60.222 adds creed, citizenship or immigration status, sexual orientation, gender identity, marital status, families with children status, honorably discharged veteran or military status, sensory, mental or physical disability and the use of a trained dog guide or service animal by a person with a disability. Washington law also makes it illegal to retaliate against anyone who files a complaint.
Additional Protections in Tacoma
Tacoma's fair housing law also protects ancestry, age over 40 and the use of a Section 8 certificate or other alternative sources of income.
What This Means in Practice
- Every client gets the same service, information and access to homes
- Rachel will not steer buyers toward or away from a neighborhood based on who lives there
- Rachel will not follow an instruction from a seller or landlord to discriminate
- Listing descriptions describe the property and never the kind of person who should live there
- People with disabilities can ask for reasonable accommodations at any stage
Filing a Complaint
If you believe you were discriminated against in housing you can file a complaint within one year of the incident with any of these agencies.
- The U.S. Department of Housing and Urban Development, Office of Fair Housing and Equal Opportunity, through HUD's fair housing page
- The Washington State Human Rights Commission at 1‑800‑233‑3247
- The City of Tacoma Office of Equity and Human Rights for homes inside Tacoma
You can also report a concern about a real estate licensee to the Washington State Department of Licensing. It licenses and oversees real estate brokers in the state.

Agent Disclosures
Licensing
Rachel Veary is a licensed Washington real estate agent with 1 Percent Lists Tacoma and a co‑owner of the brokerage. Any Washington real estate license can be confirmed with the Department of Licensing.
Agency
Under RCW 18.86.020 a brokerage must sign a written services agreement with a buyer before or as soon as reasonably practical after its broker starts working for that buyer. Sellers are represented under a written listing agreement. Before you sign either one Rachel gives you the state pamphlet The Law of Real Estate Agency and asks you to sign an acknowledgment that you received it. The pamphlet explains the duties a broker owes to clients and to other parties in a transaction.
If Rachel or another broker at 1 Percent Lists Tacoma would represent both the buyer and the seller in the same transaction, that only happens with written consent from both clients. Under RCW 18.86.060 that consent is also separately initialed in each services agreement.
Commissions
Commissions are not set by law or by any industry standard and are fully negotiable. Washington law requires the terms of compensation to be written into the services agreement (RCW 18.86.080). Rachel's listing fee is 1% of the sale price as agreed in a written listing agreement. Compensation for a buyer's broker is a separate decision agreed in writing.
